Teakwood Plantation does not have traditional neighborhood amenities such as a community swimming pool, tennis courts, clubhouse, playground, boat/RV parking area, etc.. There has been discussion about adding such amenities, but so far there has not been enough interest to support the added costs.
The lack of interest thus far appears due to the fact that most of the current residents live on lakefront lots and consider Lake Hartwell to be the ultimate amenity, and the owners of the interior lots don't seem to want to financially support amenities.
As more interior homes are built, there may be adequate support for amenities, but it is also possible that the majority of residents will prefer low HOA dues over amenities. For more information about the efforts to garner support for community amenities, take a look at the "Amenities-Clubhouse" section of our Documents. You will see that the past approach was to start an optional "amenities club" comprised of interested HOA members. In other words, current HOA members would not be forced to pay higher dues, but nor would they be entitled to use the amenities if they didn't pay additional dues. Instead, the current HOA members would be given the option to join the "amenities club" by paying a one-time "initiation fee" and then additional dues to cover the cost of operating and maintaining the amenities. There would be an incentive to join the "amenities club" early because the initiation fee would go up with time, and the amenity membership could be sold along with a home, possibly adding extra value to a prospective buyer because he would not have to join the club at a higher initiation fee if no membership was included with the home/lot he purchased.
In summary, you should know that there was community interest years ago in adding amenities to Teakwood, but as of yet, there has not been sufficient financial support. You should not assume that any community amenities will ever be added, since it will take a considerable number of interested residents to financially support the construction and maintenance of such amenities.
